The purpose of this Confidential Investment Offering Overview is to provide a summary of a possible future private investment opportunity that may be made available to a certain limited number of accredited investors. This is not an offer to sell real estate and/or any type of security, partnership interest, public or otherwise.

The contemplated offering would provide Investors with the opportunity to acquire an interest in a newly built five story concrete, steel, and glass 93 room boutique hotel and hostel in downtown Nashville, to be named the Fieldhouse Jones. With a multitude of amenities and common spaces, including garage parking, the hotel will be a standout for the entire city of Nashville. The 93 guest rooms will come in a wide array of sizes to sleep all kinds of guests, from king rooms to bunk rooms to family rooms and apartments as well as more affordable shared rooms for single travelers. The Fieldhouse Jones properties accommodate tourists in ways that typical hotels and motels cannot match and flexibility is the key to their success.

The lobby of the hotel will serve as an action-filled hub, and will be home to the front desk that will double as a café and bodega. The lobby lounge will serve as a 24-hour rec-room and communal workspace for guests and locals that flows out on one end to a semi-covered 3-season patio and on the other end a new food and beverage concept. The 6th floor rooftop will offer amazing views of the town and skyline and its 4,000 square feet of flexible indoor and outdoor space is the first of its kind in Nashville. Instinctively designed, and divisible into smaller spaces, including a to-be-leased treetop bar, bocce court, and a grass lined cinema, the pavilion will be a creative force.

The Property is situated at the intersection of Main Street and Neil Avenue, just east of downtown Nashville, and in the heart of East Nashville’s business and cultural hub. With over 1.8 million residents in its 10-county region, the Nashville metropolitan area is the largest in Tennessee and is projected to add another 1 million people in the next 20 years. This metamorphic growth has been fueled primarily by music, sports, conventions, healthcare, transportation, technology, weather, and the by-product transformation of downtown Nashville into a live, work, and play environment. Nashville’s proliferation and energy has not been lost on the rest of the world. With over 13 million visitors in 2015, it has become a top 10 destination with 70 straight months of record-breaking travel growth when combining business, convention, and leisure travel.

Fieldhouse Jones Nashville will be developed and managed by Holiday Jones, a Chicago based owner and operator of boutique lodging properties, and its principals Robert Baum, Mike Downing, and Adam Leibowitz. Holiday Jones currently owns, manages and is developing close to $30 million in similar facilities throughout Chicago, and recently debuted their most exciting project to date, the Fieldhouse Jones Hotel in the River North area of downtown Chicago. The design and template of the Nashville hotel is similar to that of the Fieldhouse Jones in Chicago, which has been earning rave reviews and sold out nights since its recent opening. It’s unique model of offering flexible sleeping arrangements including rooms with one, two, four, and six beds in a room is unlike any other hotel product and appeals to every type of traveller, including families, tour groups, church groups, students, groups of friends, and individuals looking for a reasonably priced option to house multiple people in a room. With full-size bunk beds in most stylishly designed rooms, the hotel will provide guests with options they have never been offered before.

The Nashville area’s economy is large, influential, and expanding rapidly. Known initially as Music City USA for its country music heritage, Nashville is now an international hub for all types of music production and performances. From clubs to venues to festivals, music has been the driving force, but not the only factor in being designated by the New York Times as the “It City.” Nashville is favored by artists, foodies, musicians and immersive travelers. Tourists may come for the music, but they also come for the food, the arts, the creative community and the cultural scene. At the heart of that scene is East Nashville. Known as the “Hipster Mecca” of Nashville, it is revered for strong community, collaboration and creativity. From the vintage stores to the maker workshops to the farm-to-table style restaurants and markets to the renowned coffee shops and beyond, this is the location favored by artists, foodies and musicians.
